TOP FIVE TIPS — WORKING WITH A PAVING COMPANY

#1 — Seal coat is usually diluted 8 to 10 percent with water; however some contractors abuse this by adding 15 to 20 percent. You should ask your pavement maintenance contractor what their percentage of dilution is and try to be on site while seal coat is commencing. Look for a pudding like consistency and you will be assured a long lasting job.

#2 — If you are getting your parking lot re-striped without any seal coat, make sure your pavement maintenance contractor chalks out all baselines. This insures all stripes line up at the ends. It makes for a far better looking job.

 

#3 — Whenever you are scheduling any kind of pavement maintenance, always take into consideration irrigation timers, scheduled waste management, and tenant reminder notices given at least one week in advance. It seems like common practice, but sometimes when planning something gets forgotten.

 

#4 — Make sure all paving materials and workmanship is guaranteed for at least one year from completion date.

 

#5 — Whenever you are evaluating your asphalt, you should always face the sun. If the sun is behind you, asphalt problems, such as alligator cracking tends to be less visible.
