What is Seal Coat?
Sealcoat is a blend of emulsified asphalt, water, mineral fillers, and other additives, applied directly to the surface of asphalt pavement. It can be applied using a rubber squeegee, broom, or mechanical sprayer, depending on the project.
The primary function of sealcoat is to protect the asphalt surface by sealing it against water penetration, oxidation, and wear caused by sun exposure and air. In addition to its protective qualities, sealcoat enhances the appearance of pavement, leaving a smooth, black, uniform finish that’s ideal for line striping and easy maintenance.
Sealcoating is specifically designed for off-highway applications where lower traffic speeds and tighter turning radiuses are common — such as parking lots, industrial complexes, HOAs, and schools. It differs from slurry seal, which contains a coarser aggregate and is used for high-speed, straight-rolling traffic areas like roads and highways.
How does Seal Coat Help?
On older pavements, seal coating replaces fine particles lost from the asphalt surface due to oxidation. Seal coat seals the small cracks that can turn into large cracks and prevents water from seeping down to the base material. Seal coat helps protect the asphalt from the sun as well as the harmful effects of chemical spills such as oil and gasoline. Seal coat costs pennies per square foot compared to the dollars needed to repair or replace damaged asphalt.
When should Seal Coat be done?
Generally you should wait a few months before sealing new pavement to allow it time to cure. Alliance Paving recommends 45 to 60 days before seal coating new pavement. After surface has been sealed it should be sealed every 2 -4 years or as necessary per conditions.
